Carlo Schembri, Exhibition Manager for Cityscape Abu Dhabi, discussed how the sustained drop in demand has affected the developers’ psychology and underlined the effect of VAT for property owners. As a result, he predicts that the event will mark a new wave for off-plan price deals.

“While selling properties on-site is not a new feature for the show, we do expect to see an increased level of competition among developers this year, which can only be good news for investors,” Schembri noted.

Schembri observes a shift from developers who are interested in attracting new investors from middle-income backgrounds. In search of the winning formula, construction costs are cut and unit sizes are reduced, especially in Abu Dhabi real estate, he added.

“In fact, now more than ever, the current state of the real estate market provides prospects for savvy investors. As we see the market mature in the UAE and Abu Dhabi, long-term investment will become a more common occurrence and those who can recognise market conditions and react accordingly will be able to capitalise,” highlighted Schembri.
